During the past week, I have felt like an international footballer stuck on 99 goals, desperate to score his 100th goal. Well today I have scored my 100th and 101st goal! I am only sorry I didn't make it a hat-trick in one day. A very nice one bedroom flat in Wellington Street became the 100th property that we have been instructed to let. Late on Friday evening, Susan and I visit a fabulous refurbished 3 bedroom detached house in Pittville which becomes property number 101 - ths sets off for the next 100 properties in good style.
I am particularly pleased that both properties are owned by clients who I have known for several years, and have both taken the effort to track me down to my new business. What would I do without Google! I am very grateful to both John and James. Thank you for your continued loyalty.
It is funny really, but having opened our business in an Olympic year, we have now acted for 2 x medal winning Olympians! (both won medals at the 1980 Moscow Olympics) If Rebecca Adlington is reading this blog, we would be delighted to let any properties you might own in Cheltenham.
We also act for an ex-England rugby player. Does anyone at Cheltenham Town FC want us to let their property for them - I promise to offer favourable rates?
Our office move was hectic but successful. We managed to close on the Saturday afternoon and re-open on Monday morning in our spacious new office in a relatively seamless procedure. Our new office is spacious and far more welcoming to both Landlords and Tenants.
Once again, thank you to everyone who has supported us during our first five months of trading. We really are very grateful for your business, and hope to continue to offer you an excellent service for many years to come.
By the way, I have received several calls and emails from people enquiring about my brother's Cotwold Way walk. I am pleased to report that he finished the walk on schedule (albeit with very sore and blistered feet). We were very pleased to write a cheque for almost £400.00 towards the research and treatment of bowel cancer (the money will be given to Richard's consultant at Cheltenham General Hospital). The final total is still to be counted, but Richard thinks it will be around the £4000.00 mark! Thank you to everyone who pledged sponsorship. Donations can still be sent made payable to 'Richard Burge' care of our office here at The Forum.
If you are a new Landlord to rent:cheltenham (prior to the end of September 2008), simply mention Richard's charity walk, and we will add a further £25.00 to our donation.

I can't believe that it has been nearly two months since I added to this page. I really don't know where the time has gone. We have now been trading for approaching five months.
This weekend we are moving to new larger offices within The Forum. Anyone who has visited us at our office over the past few months will understand why we need to move. It is hard to believe that we have outgrown our office in less than five months. Our new office (still on the first floor) is twice the size and at the front of the building, so we will be overlooking the Lansdown Road.
Tonight, I have just added the 99th property onto our website (and Primelocation, Rightmove and Findaproperty).
I wonder where the 100th property we deal with will be?
Our business plan was to be involved with the letting of 100 properties after twelve months, so (hopefully) we will achieve this landmark achievement a good six months ahead of schedule. Thank you to all our Landlords and Tenants for their support and more importantly their business.
As a direct result of our tremendous growth, and in order to keep our high standards, we are considering employing a member of staff to join the rent:cheltenham team. We will post details of the available position on this website once we are ready to recruit.
October 1st 2008 will see the introduction of EPC's (Energy Performance Certificates). Landlords will be legally required to provide an EPC which will be valid for ten years, to prospective tenants, the first time you let or re-let your property after 1 October 2008.

I have been so busy updating my brothers website for his sponsored Cotswold Way walk that I have neglected this news page over the past few weeks. If you are able to make a donation, however small, we would all be very grateful.
At long last, and following a lot of grief, we have had our new telephone system installed by BT. The downside of this is that our main telephone number has had to be changed to (01242) 520540. However, our other telephone number will still be working for at least the next six months whilst we phase over to the new number.

In March 2007, my elder brother - Richard, was diagnosed with bowel cancer. Following surgery, chemotherapy and a long period of recuperation, Richard will be shortly walking the 102 mile length of the Cotswold Way. Richard is looking to collect sponsorship and will be donating all monies raised to a charity set up by his Consultant to fund the research and treatment of bowel cancer.

Less than two months after we commenced trading, we have today added the 50th property onto our website. This is beyond our expectations at this stage, and we are grateful to all our Landlords and Tenant clients for the trust they have put in us.
It seems fitting that making some changes to the design of our website has coincided with adding our 50th available property to the website. We hope you like the changes we have made.
Lansdown Road has re-opened earlier than expected. However, traffic chaos seems rife on other surrounding roads. I was surprised to walk up Suffolk Road today which has been closed to traffic since earlier this week to see no actual roadworks taking place!
We have been approached by a popular national womens magazine who are running a feature on Cheltenham in their August edition. They asked if we could supply details of rented properties in Cheltenham to showcase in the magazine. We will give further details closer to the publication date.
I have been lucky to recently visit the Willoughby House Hotel in Cheltenham for a business meeting. I was very impressed, and would recommend the hotel to anyone looking for a hotel room in Cheltenham. I am told that the Sunday Lunch is very good too.

We are regularly being asked what effect the credit crunch is having on the local rental market. It is certainly true to say that demand for rented accommodation seems far greater than ever before. We are receiving far more enquiries from prospective tenants who tell us that they are moving into let property due to either being reluctant to invest in their own property in the current uncertain property market ; or that they have been refused a mortgage (on reasonable terms) to buy their own property.
In the short term we are noticing that many properties that have been on the market for sale for the past couple of months are now being rented out by their owners.
Whilst this new supply of properties to the rented market is helping to satisfy current demand from tenants, this availabilty is bound to cease at some time soon.
For this reason, we are shortly expecting rent levels to increase, as more and more tenants start to chase fewer properties coming available to the rented market. Tenants are also staying put for longer. In short, if they are unable to purchase their own home then the alternative is to rent 'a home' as opposed to treating it as short term which has historically been the case.

We are now approaching the second week of the closure of the Lansdown Road immediately outside our office due to roadworks. The works are taking place at a slow pace and we believe that the road is expected to be closed for six weeks! Do not be put off visiting us. You can still drive to our office as access is being maintained to visitors to businesses in the affected area.
The business is going from strength-to-strength and we are overwhelmed by the feedback we have received. If you are considering letting your property, please contact us. We promise to work very hard on your behalf.

I have just noticed that this webpage is the third most viewed page on our website. It has been a very busy week for us which is why I haven't updated this page since last weekend.
This week we have had our first move-in. We also managed to secure the Landlord six month's rent in advance.
We have received lots of enquiries this week from both landlords and tenants. Since opening 18 days ago, we have been taken on 17 properties. We have 3 tenancies due to commence this coming week. Thank you to everyone who has contacted us.

It might be a Sunday, but we have been working hard.
We have now let our second property - the initial enquiry coming through our own website. We were especially pleased as the property has been marketed through a more established Letting Agent for a couple of weeks without success. I am sure that our hardwork is paying off for Landlords who use us. Unlike many Agents, we cannot afford to be complacent!
We are receiving many more enquiries than we anticpated at this early stage. Most enquiries are coming through our own website, but Primelocation and Rightmove are proving to be an excellent investment.

Day 4. We are very pleased to have already let our very first property.
We are also very grateful to the lengths that some previous clients have gone to in order to track either of us down - your loyalty is much appreciated. Thank you to everyone at Pittville Estates who have passed on our details to numerous past and prospective Landlords and Tenants. Hopefully, now that the websites are all up and running properly, and our office and name details are showing on Google, this will become easier.

Today is our first day of trading, and we are both very pleased that rent:cheltenham is now an 'up and running' business.
We were amazed to have received one of our first prospective clients walk through the door less than an hour after opening!
We are both very grateful for the messages of support and encouragement received, particularly from past clients of ours. We have received cards, telephone calls and SMS text messages wishing us and the business well. Thank you very much.
